It is a common approach among customers to expect HVAC (Heating Ventilation and Air Conditioning) systems to provide comfort at all times. However, these systems are rarely properly maintained and remain in operation until they are replaced. This can eventually cause discomfort as the air quality may suffer dramatically as the system ages. One of the most important strategies for achieving acceptable indoor air quality is preventative cleaning and rehabilitation of all HVAC system components. We use our years of experience and a professional approach to evaluate each customer’s needs. Service consists of:
- Visual inspection of the HVAC system, including; the Air Handler (interior insulation, supply fan, fan blades, fan plenum, coils, condensate pan, filters and metal surfaces) and the distribution system (ductwork, VAV’s, reheats, diffusers) to determine the optimal approach to servicing the system
- Debris collection with HEPA filtered vacuums to prevent dust borne particle dispersion outside the HVAC system
- Comprehensive cleaning, including; HEPA vacuuming, washing, hand wipe down and fogging with EPA antifungal agent where required
- Restoration of system components, including; wire brushing, HEPA vacuuming, rust reforming, painting of exposed metal surfaces, removal and/or repair of existing insulation and replacement using Astrofoil insulation liner
- Post-project visual and written documentation that authenticates the quality and scope of service.

Project Highlights
Identifying the Problem
Mintie Corporation was contacted by the Environmental Health & Safety Department of State Farm Insurance about an area within their Northern CA Headquarters which wanted their HVAC system inspected for any potential contamination that might require cleaning.
Conducting the Service:
Mintie Specialists performed an initial survey to determine the approach to solve the problem. The area in question was being served by a single air handler in which the supply ductwork was internally lined with insulation. There were also some minor problems thought to be contained in the mastic used to seal the seams of the interior insulation.
Mintie proceeded with the cleaning by erecting proper negative pressured containment in the equipment room, which was exhausted outside. The air handler was thoroughly cleaned: First by HEPA vacuuming and then high pressure washing of the fans, fan housings and coils. All supply air ductwork was HEPA vacuumed by hand and each register washed. Then all interior fiberglass lining was sprayed with an industry approved sealant to ensure that any loose fibers would not migrate downstream. The system was kept under negative pressure overnight to insure proper drying as well as eliminating any possible odor within the work space.
